Overview

What this discipline looks like at AMSK.

Vertical construction at AMSK covers structural concrete frames, masonry, finishes, MEP coordination and external works on a single contract. The Maliyadewa Girls College three-storey block (winner, 2020 National Award for Construction Merit, NCASL) and the Accident & Emergency Treatment Unit at District General Hospital Chilaw show the range — academic precision on one end, healthcare-grade hygiene standards on the other.

On larger contracts we have served as the main subcontractor to Keangnam Enterprises (the Korean firm that anchored the Hambantota Administration Building Complex for the Urban Development Authority). Our role there exceeded LKR 594 million in civil work, executing the structural frame and finishes to specifications agreed with the Korean technical team and the UDA's resident engineering supervision.

Our in-house concrete batching means slump, strength, aggregate gradation and admixture dosing are controlled inside the company. For mixed-use complexes such as the Green Valley apartment development and Ariyana Resort apartment complex, this self-supply has been the difference between an on-spec pour and a re-pour.

Our approach

Four principles, applied to every contract.

How we structure a buildings & vertical construction programme from first survey to defects liability handover.

01. Structural integrity is non-negotiable

Reinforcement detailing is checked against the consultant's drawings before placement, every level. Concrete mix designs are pre-approved by the resident engineer. Cube tests run on every pour above grade.

02. MEP coordination in the model, not on site

Mechanical, electrical and plumbing routes are coordinated against the structural frame before openings are cast. This is how we keep slab penetrations clean and the finish ceiling height honest.

03. Finishes are not a separate trade

Tiling, plastering, painting, joinery and external cladding are programmed inside the main schedule, not subbed out as a leftover scope. The result: handover snags are measured in dozens, not hundreds.

04. Inspection-ready, every level

Each structural level is signed off by the resident engineer before the next slab is poured. The handover punchlist is generated continuously rather than discovered at the end.
